I'm back! Its 2023, a New Year and fresh start, although my goodness we do find ourselves in a property 'pickle' with all sorts of interesting challenges facing landlords once AGAIN.

Fear not investors! There are still deals to be done and interesting areas of investment to focus on this year.  In this first episode of 2023, I just wanted to jump back onto my podcast and say 'Hi' and basically 'brain dump' some of my thoughts & findings about this current climate that we find ourselves in and to offer some insight.

In this episode of The Property Business Accelerator, Mike Frisby speaks with Raj Beri (co-editor of YPN magazine) and full-time investor/mentor & coach.

Raj become a full time property investor without really planning to! His goal from early on in life was to become a scientist and with a degree and then PhD in Genetics, that is the course he pursued and for many years really enjoyed a great career in research with AstraZeneca Pharmaceuticals. Although he still enjoyed his job, towards the latter part of his time with AstraZeneca, he felt disillusioned with the lack of opportunities to expand his knowledge.

Fuelled by a life-long desire to ‘learn’, he stumbled into property investing. Following a few “novice investor” errors, he embarked on a course of action to learn how to invest with knowledge and skill, deploying the services of a number of successful property coaches and mentors along the way. With the right education and help, coupled with his own hard-work ethics and positive attitude, he was able to achieve financial freedom whilst still at work full time. The decision to leave AstraZeneca wasn’t his though  – he was offered job relocation or take voluntary redundancy. He choose the latter.

Mike & Raj pretty much started out in property at the same time and have followed a similar journey so they really enjoyed catching up and chatting about both their journey’s into property, Raj’s best & worst projects and also speak about their mutual strategy – social housing.

Matt Baker, making a mark with next-level HMOs

In this episode of The Property Business Accelerator, Mike Frisby chats with Matt Baker, one half of Scott Baker Properties Ltd.

Mike first met Matt about 6 years ago when Matt attended one of Mike's networking meetings that he used to run in London, at that stage, Matt was only about a year into his investment journey. With a background as a musician, Matt has always had a very entrepreneurial spirit and realised that music wasn't really offering much in terms of long-term wealth and he fell into property investment and has never looked back since.

Matt met his business partner, Niall Scott and Scott Baker Properties was conceived in 2015 leading them to purchase their first buy-to-let property together. Considering the first project a success, they progressed to build a substantial portfolio of buy-to-let and now mainly HMO properties.  

Scott Baker Properties are now growing quickly in a considered manner and on-going projects include house and HMO refurbishments and the conversion of houses and commercial buildings to flats and shared properties. 

A huge factor in driving Matt's investment forward is that he has spent a lot of time educating himself via mentorship and spends a lot of time networking with industry experts, this has really helped with brand awareness and creating a great name for himself in the HMO property industry (including being a co-host of the Property Jam Podcast).

Jumping into property at 50 years old, meet Joe Crosbie (Developer & Investor)

In this episode of the Property Business Accelerator, Mike Frisby chats with his long-term mentee, Joe Crosbie.

First of all, you ALL need to know Joe! He's awesome, has heaps of property knowledge and offers his time so freely to help and encourage other investors and this help for others most likely comes from his corporate career where he headed up a few charities.

At the tender age of 50 years old, Joe had a rather scary awakening as many of us do, where he realised that he needed to significantly boost his pension and made the move from full-time employment over to property development. Going through the motions, Joe realised that property was two fold:

Property Development = A cash pot for pension

Property Investment = Income for now, Joe's new 'day job'

Fast forward a few years to the end of 2018, Mike & Joe first met when Joe and his lovely wife, Karen, signed up to Mike's HMO Property Business Accelerator 12 month programme & they have been working together every since.   

In this episode we hear more about Joe's property journey, his best deal (a flip) and his worst deal which is actually his current deal, they chat about planning and issues that arise with property conversions and how to overcome obstacles.

Joe is also using his charity background and branching out into social housing, many people know that Mike is a social housing expert and he has been supporting Joe through this journey & they speak more about social housing as a property strategy.

From this, in 2021, Joe has launched 'The Ethical Landlord' where he helps people share their good fortune and build a property portfolio providing homes for people who would otherwise be homeless.

In this episode, Mike speaks with one of his ex-mentorship clients Tom Edgar who is the company director of Edgar & Edgar, a London based property investment company specialising in HMOs.

Tom met Mike about 4/5 years ago at an HMO event that Mike used to run in the City with his mortgage broker (pre-Covid) and at that stage, he had been researching and thinking about taking property more seriously but was in overwhelm with all the different strategies banded about and wanted to focus mostly on HMOs but didn't quite have the knowledge or 'know-how' yet in order to pursue this on a significant level. 

Mike always speaks about the 1 thing and the importance of focusing on the 1 thing whole-heartedly whilst you're trying to scale up investing or a business, many people need help to focus and mindset & clarity are so important for any property investors looking to scale-up their investing or property business. That being said, you can't live life at full throttle so it's all about balance and a lot of this episode chats about lessons and mindset.

Going back to that HMO event, Tom & Mike decided to work together after it and in this episode, Tom shares his journey into HMO acceleration with Mike's help and how he managed to focus mainly on one sector, HMOs and the tips & tools he discovered along to the way in order to add rooms to his rental roll to increase that all important monthly cash-flow.

Mike Frisby interviews Juswant Rai, from Employee to Property Investing & Networking Expert

In this episode of the Property Business Accelerator, Mike chats with Juswant Rai who left the '9-5' to pursue multiple streams of income through the medium of property & who became one of the most prolific property network hosts in this country (along with his wife, Sylvia Rai).

Juswant was stuck in the corporate world until one day he picked up a copy of Rich Dad Poor Dad and it revolutionised his life. We all hope to get that 'aha' moment and this was definitely the case for Juswant, he explains that it certainly wasn't an over-night switch that flipped, it was a journey and it's this journey that is so interesting to hear about in our podcast episode. 

The nugget that you take away from Juswant is to listen, it sounds simple but it's so effective and it's the foundation for everyone who wants to be successful, absorb everything.  He listened to what other successful property entrepreneurs were doing, what audio they were listening to and what books they were reading and thought 'right, if they're reading that book, I want to read it'.  It became about reprogramming his brain from being ingrained as an employee to moving ahead as an entrepreneur, which I'm sure resonates with so many of our listeners. 

You'll see above that we mention that Juswant was one of the most prolific property network hosts in this country, that did not come easy to him at first, so much so that when he went to his first ever networking event, he had to leave early due to anxiety.  Mike asks him what made him go back and how he transitioned from leaving this event in sweats to network host.

From networking, the connections started and then the investing started and we are so pleased to hear that the Rai's have never looked back.

In this episode, we also chat about one of Juswant's best deals and discuss some key factors as to why it worked.  Lots of key learning's for investors, people looking to host meetings & business tips for people who run a property business - it's all there.

Interestingly enough, as Mike interviews Stacey during this current recession, her journey really started in the last.  Having been made redundant three times in the last recession, Stacey decided that 'enough is enough' and decided to be the master of her own destiny and start her own digital & online marketing company. Stacey helps small businesses achieve great results on across online marketing channels, alongside other services including PPC advertising, SEO, Web Analytics, Lead Generation, Brand Development and Storytelling.

Stacey also specialises in online reputation management which is why her business marries so well within the property investment arena. In this episode of the Property Business Accelerator Podcast, Mike interviews Laurence Thomas of Laurence Marketing.  Laurence has been working with Mike over the past couple months to help him with his property lead generation & to understand more about Facebook metrics/analytics. 

Mike has been running Facebook advertising campaigns for many years but up until August last year, didn't really know if these adverts were working properly.  He didn't quite know how to analyse the data and decided to employ Laurence and his team to really help understand how Facebook/Insta marketing worked and the best way to generate much needed business leads.

A key learning after seeing data produced from his first campaign with Laurence was that he was spending around the same budget as before but he could finally see where this money was going, he could effectively track each lead and the VERY sad reality was that he realised just how much money he had spent on adverts before that weren't producing the best results.  That money could have been used much more effectively by tweaking adverts, split testing etc. and producing better leads and cash flow into the business. Hindsight, ey!

Fast forward to 2021, Mike and his team have learnt so much and his lead generation game is much stronger - yay!

In this episode, Laurence speaks about investing in the growth of your business and just why it's so important.  He touches on how to make adverts stand out, talks about the importance of targeting and understanding the lifetime value of a customer.

In this episode of the Property Business Accelerator Podcast, Mike interviews Jo Lightfoot who he's known for the past 5 years. We absolutely love this interview, it's really just two good friends who have great mutual respect for each other chatting about their love for property. 

For anyone who's looking to get into property but just has no idea how to start, Jo really is a true inspiration and a product of tenacity with the will for a better life. Around 5/6 years ago, Jo didn't even own her own home but as fate would have it, saw an advert in a newspaper for a property investment seminar. Jo jokes that she was such a 'newbie' to property that she didn't know what the presenter was talking about when they mentioned conveyancing and had to look it up after the event, however, it was the start of her very successful property career.  After going on more seminars and then formal property education courses, Jo purchased her 1st property, not her own home, but her 1st BTL property (which is still her best deal to date) and she hasn't stopped.

There's always a WHY in property. What's your story, what makes you push forward.  Mike asks Jo what attracted her to property, what made her go to that 1st conference and we believe that so many people will resonate with her story.  Jo kindly tells us a bit more about her background, where she felt financially unstable, with a brother who needs extra care and an ex-partner who fell gravely ill and that she needed to do something to make sure her & her family would be covered and stable in retirement.

They also chat about key factors for action, this is where Jo's performance coach 'hat' marries so well with her property 'hat'. 

It's a great listen for novice & seasoned investors, with Jo explaining more about taking yourself out of your comfort zone to maximise potential.

Going forward, Jo's looking at extra care & assisted living which we know is a big theme in the industry of late.
